The project

A speculative concrete tiltwall warehouse shell, the third building at GTX Logistics Park in Georgetown. The filing carries no tenant and no finish-out scope, which is the tell: three quarters of a million square feet is going into the ground before anyone has signed for it.

The park is a 231-acre assemblage planned for more than 3 million sq/ft, in buildings ranging from 400,000 to 1.45 million sq/ft. Building 3 sits at the upper-middle of that range.

Why it matters

Read against the Pflugerville Business Park filing from the same window, two separate out-of-market owners are putting roughly 1.3 million sq/ft of unleased industrial into the region on 2026–2027 delivery. Georgetown sits 15 miles west of Samsung’s Taylor campus, and the next round of industrial land trades in eastern Williamson County will be priced off whether these buildings lease.
