The project
A $4 million conversion of 9,500 sq/ft of an existing 19,650 sq/ft building at 301 W Riverside Drive in Austin into a restaurant, registered with the state under project number TABS2026028086 with a work window of January 1, 2027 through September 30, 2027. The owner on the state filing is Bartlett’s Steakhouse.

Why it matters
Riverside Drive south of Lady Bird Lake has been absorbing redevelopment pressure as the Austin core spills across the river. A $4 million restaurant conversion taking half a building is a small number, but it is a dated, filed, verifiable one, and it names an operator committing capital to that frontage through 2027.
The wider point is method. Both records were filed on Aug. 25 and both were readable within one business day. Neither was in a news roundup as a project. The join is only visible if both layers are read on the same day, which is the argument for reading records rather than waiting for someone else to.
