About
The Scout is a regional intelligence service for commercial real estate and the firms that work alongside it. It reads the public record so you do not have to.
Where it came from
The engine behind The Scout was built for a surveying company that wanted a newsletter. It read public filings, scored what it found, and sent a short brief. In about two months, from a standing start and with no reputation, it drew roughly 300 subscribers — established people in the industry it was writing about.
That was the useful lesson. Those people did not want a database. They wanted someone to read the filings and tell them what was worth knowing, in a form they could get through before the first meeting of the day.
What we believe about this
Being early is the product
A ribbon-cutting is the end of a development cycle. By then everyone knows. The value sits at the filing, the plat, the rezoning, the quiet sale of land held for three generations.
Show the gaps
Anyone can publish what they found. We publish what we looked for and did not find, with the date we will look again. A record with no gaps is a record nobody is working.
Small firms were priced out, not uninterested
The enterprise platforms cost thousands a month and are built for people who log in and search. This arrives, already sorted, at a price a fifteen-person firm can carry.
