The project

A new commercial building at 1205 Sheldon Cove, Building 4, in northeast Austin. City of Austin permit 2026-109266 BP, issued 2026-08-20, permit class C-318 Amusement, Social and Recreational Buildings, work class New, valuation $3,000,000, 23,375 sq/ft.

The description on the filing is four words: new commercial building for padel tenant. The city classified it as a recreational building rather than a shell, so the permit already reflects a purpose-built sports facility.

In preconstruction. The rail reads off the record: a building permit has been issued and no groundbreaking is on the record. Steps to the left shown ‘prior to tracking’ happened before The Scout began watching this project; we did not witness them.

Why it matters

A purpose-built racquet-sport venue at three million dollars says as much about the category as it does about the project. The city classified it as recreational rather than as a warehouse with courts inside, which is the cheaper way these usually arrive.

It also carries an internal lesson. This project was invisible to the first two passes of the 2026-08-24 scan because the query filtered on a field name that does not exist on the dataset. It surfaced only once the corrected query from shared/scan-sheets/scan-runsheet.md was used – a file the scan procedure does not reference.

What is a Scout Project Dossier, and why should I care?

Because we watch it until it stops producing a record. Every filing, every permit, everyone named on them – with phone numbers, the day they appear. This project is at Preconstruction; the rest arrives as it moves.

$29 buys the file as it stands. A subscription buys everything it becomes.

The Scout – Austin Region. This record accumulates: it records the changes as the project moves, and never rewrites what came before.
