What the Austin Core is

Five counties, and they are the five the federal government calls the Austin metro: Travis, Williamson, Hays, Bastrop and Caldwell. Between them they filed 2,697 commercial construction projects worth $20.3 billion in the last twelve months.

Bastrop and Caldwell look quiet on a project count and are not: between them they carry $7.1 billion of that total, because that is where the data centres are being built.

Counts measured from the Texas state construction registry, twelve months to 24 August 2026. A Core is sold whole and its counties are not available individually.

Search is paid in full up front. Deep Search and Dossier are half on commission and half before delivery. Every job is quoted before it starts, and the quote tells you if we do not expect the record to hold the answer.

What happens when the record is not there

A confirmed absence is an answer. If the records establish there is no lien, no filing, no prior owner, that is what you commissioned and the full fee applies.

A source that is down pauses the work, it does not end it. We tell you what we are waiting on and try another way in. If it is still out of reach after ten business days, the second half is not charged.
